Rockport was selected as a top town for a book called "America's 100 Best Places to Retire," which features cities in 34 states. High-end Resort Community Planned for Aransas County

Austin developer plans high-end resort community in Aransas County, The Reserve at St. Charles Bay

A development firm dually based in Austin and Houston bought 120 acres on St. Charles Bay near Rockport for a new waterfront community.
Hal Jones Development LLC, in a joint venture with McCombs Enterprises, is plotting The Reserve at St. Charles Bay that will eventually include 292 single-family homes, two condo developments, a lodge and a private island in Aransas County on the Texas coast.

"Our mission is to work in harmony with the natural elements of the land" says developer Hal Jones. "The end result is a well thought out development that coexists peacefully within the natural landscape, the wildlife and the community."

The Reserve at St. Charles Bay is one of several new communities being developed in that area along the Texas coast.
"We chose this particular location because of the amenities and conveniences already in place in Rockport" says Jones. "Other communities have yet to establish the infrastructure and conveniences that people demand."

Hal Jones Development focuses primarily on projects on the Texas coast and in the Hill Country region.

Rockport Market Condition Report May 2007

According to our geolocation analysis, Texans in the large metropolises such as San Antonio, Houston and Austin are the largest group of visitors to our site. The rest of the country has yet to discover the “Charm of the Texas Coast.”

Rockport Beach has been certified as a Blue Wave Beach by the Clean Beaches Council in Washington, D.C. — a status that identifies it as one of the nation’s cleanest, safest and most environmentally well-managed beaches. Straddled by Aransas Bay and Little Bay, its shallow, calm waters are a magnet for families with children.

It’s calm and relaxed atmosphere has attracted families looking to escape the hustle and bustle of everyday life in the large cities. Recently, developers have discovered this laid-back town and several new neighborhoods have sprouted in the area in order to attract the retiring baby boomers living in the nearby cities of San Antonio and Austin as well as retirees from the rest of the country. Due to these new developments, the Rockport-Fulton real estate market has seen an increase of new listings in the area.

When comparing Rockport’s number of sales to other Texas Gulf Coast towns you can see that while it is following a seasonal trend, the number of sales in the past 16 months have consistently ranked second only to the larger Galveston area. As the weather gets warmer, sales in coastal towns increase. In the past quarter, sales have been consistently increasing from 40 sales in January to 97 sales in April.

As you can see in the average price graph, Rockport's prices are considerably lower than the other Texas Gulf Coast towns. While prices are still lower than the other coastal towns, this area has seen an increase of average price from the same time last year. The average price has increased from $132,000 to $162,000.

It is a perfect time to look into investing in this up and coming coastal area. Prices are still very affordable, properties in new developments with luxurious amenities are now under construction and in their most affordable stage and the number of baby boomers looking for a place to retire is increasing every year.
